COMMERCIAL DAMAGE RESPONSE DURING THE SHUTDOWN

The coronavirus pandemic has affected all of us one way or another.  For commercial entities, the resulting shutdown has been especially detrimental, due to the lack of human oversite.  Employees were required, by the shelter in place order, to stay home leaving businesses and commercial properties empty and vulnerable.  For one north Collin County commercial building this exasperated an unfortunate event.  A water pipe burst in the large commercial building resulting in the unfortunate flooding of two levels of suites and shops. SERVPRO of Northeast Collin County/Greenville received the call for help at 10:30pm.  We rushed to the scene and worked tirelessly through the night and the next day to stop and mitigate the water damage.

Room by room, suite by suite, office by office, SERVPRO of Northeast Collin County/Greenville did what was necessary to mitigate further water damage.  We followed specific water mitigation procedures.  Our systematic approach, to water damage cleanup and mitigation, allows SERVPRO to efficiently address the situation regardless of its unique intricacies.   Immediately after the accident occurred, the water damage had started.  To limit this damage, we had to make sure the source of the water problem had been eliminated, corrected, or stopped.  We then proceeded to make sure any affected areas were dried promptly and completely.  The SERVPRO team used only specialized approved equipment in the affected areas, that force in dry air.  This quick decisive action lowered the humidity of the damaged areas and prevented the damage from spreading reducing the chances of mold appearing.  Every water damage situation is different.  We took the step of evaluating the damage and contamination to determine its extent and design a repair plan specifically for the unique situation.  We took pictures of the damage to provide to the insurance company and then began the mitigation process.    During our examination, we looked for structural damage and other severe problems.

The Six Types of Fire Damage

Class A Fire Damage: Fire damage from a Class A fire is the result of a fire involving flammable solids, including, various plastics, paper, rubber, wood, and cloth.

Class B Fire Damage: Class B fire damage consists of damage as a result of flammable liquids or solids that can become liquefied. This includes gasoline and various forms of petrol, oil, various waxes and plastics, and paint. However, fires caused by cooking oils and fats don’t count as Class B.

Class C Fire Damage: A Class C fire damage is one involving flammable gasses, including hydrogen, propane, butane, and natural gas.

Class D Fire Damage: Class D fire damage consists of fires caused by combustible metals. This may include magnesium, potassium, and sodium.

Class E Fire Damage: Class E is fire damage that results from the factors in both Class A and Class B. The difference being, Class involves the introduction of electrical elements, which makes fighting the fire and the resulting damage very different from Class A and Class B.

Class F Fire Damage: Class F is a fire that results from cooking oils and fats. This type of fire differs from Class B because these fires are significantly hotter and the damage more severe.

Not all fire extinguishers are made for the same type of fire.  Be sure that you read the label on your fire extinguisher to know types of fires for which it is made put out.  For example, there are fire extinguishers that are water based, which would not be safe to use on Class E fires.  Also, double-check the expiration date on your fire extinguishers to ensure that they are able to be used in case of an emergency.

The 2 Types of Fire Damage Classification

Most insurance companies use two classifications for fire damage.  These categories are primary damage and secondary damage.

A recent heavy rain storm caused serious flooding in our Greenville, Texas area. The residence of this home experienced serious water damage after the rising water penetrated their house. All the wet sheetrock walls had to be removed as well as the insulation between the walls. The water even seeped underneath the tile flooring, which also had to be removed. In this blog, we’ll be diving into two of the most common causes of household fires.

Nobody likes to think about the possibility of seeing their home damaged by fire. However, it’s a harsh reality for far too many Americans.

One way you can be proactive in protecting your home is to educate yourself about fire hazards and how to identify them.

According to the National Fire Protection Association, during a five-year period that covered 2011 to 2015, fire departments in the United States responded to an estimated 8,700 home structure fires per year that were started by candle usage. All totaled, there were 82 deaths, 800 injuries and $295 million in direct property damage reported.

Of all the candle fires during this time span, 37 percent started in bedrooms and were responsible for 36 percent of the associated deaths and 51 percent of the associated injuries. There were an average of 24 home candle fires reported per day during those five years, with December topping out as the prime time of the year for home fires caused by candles. These fires caused 2 percent of reported home fires, with 3 percent resulting in death and 7 percent with injuries.

Be sure the candle is kept at least one foot away from anything that could burn and is in a sturdy holder that won’t easily tip over. Always blow out all candles before leaving a room or going to sleep—and never use a candle if oxygen is used in the home.

Smokers caused fires that resulted in 570 deaths, 1,140 injuries and $426 million in property damage, per the Coalition for Fire-Safe Cigarettes. While cooking is the leading cause of home fires, smoking is the leading cause of home fire deaths. In 2014, cigarettes, pipes and cigars caused an estimated 17,200 home structure fires.

One out of four smoking-material fire fatalities is not the smoker whose cigarette started the fire. It is the innocent bystander.

The safest place to smoke is outside. Most deaths result from fires that have started in living rooms, family rooms or bedrooms.

Try using fire-safe cigarettes. A deep, sturdy ashtray should be used. Douse all cigarette butts and ashes in water or sand before throwing them away.

Texas is no stranger to devastating storms. There’s no better way to prepare for a storm is to know what exactly is coming. There are ten different types of storms with unique causes and that cause create mostly, water damage.

Storm Warning sign Storm warnings are coming. Do you know what they mean?

Storm Warnings can pop up anywhere: TV, cell phone warnings, radio, etc., but do we really understand what these warnings mean? Know these definitions so you are prepared for any storm:

  • Tornado Watch Conditions are ripe for tornadoes within the watch area. Tornadoes associated with hurricanes and tropical storms are typically a very significant cause of death and damage.
  • Tornado Warning A tornado has been spotted visually or on radar. Usually issued for a county. If a tornado WARNING is issued where you live, GET TO THE MIDDLE OF THE LOWEST FLOOR OF A STRONG BUILDING IMMEDIATELY!!! 
  • Severe Thunderstorm Watch Conditions are ripe for severe thunderstorms within the watch area.
  • Severe Thunderstorm Warning There is a severe thunderstorm in or heading for the warned area. Treat this like a tornado warning!!
  • Flash Flood Watch Flash floods are likely to occur in the near future. Be alert for rising water and be prepared to have to move to high ground.
  • Flash Flood Warning Flash floods are occurring or expected to occur in the near future. If this happens, get to high ground immediately, and GET AWAY FROM VEHICLES... it only takes 18 inches of water to sweep a car or truck away!
  • High Wind Advisory Windy conditions may occur in the advisory area. This usually makes for unsafe conditions while driving, especially in (but not limited to) large vehicles. Also, avoid boating anywhere in the advisory area.
  • High Wind Warning Very strong winds are expected or already are occurring that present a significant danger while driving, boating and other outdoor activities. Often issued near tropical storms and hurricanes.

Preparing for a Thunderstorm

In the United States, an average of 300 people are injured and 80 people are killed each year by lightning. Although most lightning victims survive, people struck by lightning often report a variety of long-term, debilitating symptoms.

Before Thunderstorms and Lightning To prepare for a thunderstorm, you should do the following:

  • Remove dead or rotting trees and branches that could fall and cause injury or damage during a severe thunderstorm.
  • Remember the 30/30 lightning safety rule: Go indoors if, after seeing lightning, you cannot count to 30 before hearing thunder. Stay indoors for 30 minutes after hearing the last clap of thunder.

The following are guidelines for what you should do if a thunderstorm is likely in your area:

  • Postpone outdoor activities.
  • Get inside a home, building, or hard top automobile (not a convertible). Although you may be injured if lightning strikes your car, you are much safer inside a vehicle than outside.
  • Remember, rubber-soled shoes and rubber tires provide NO protection from lightning. However, the steel frame of a hard-topped vehicle provides increased protection if you are not touching metal.
  • Secure outdoor objects that could blow away or cause damage.
  • Shutter windows and secure outside doors. If shutters are not available, close window blinds, shades, or curtains.
  • Avoid showering or bathing. Plumbing and bathroom fixtures can conduct electricity.
  • Use a corded telephone only for emergencies. Cordless and cellular telephones are safe to use.
  • Unplug appliances and other electrical items such as computers and turn off air conditioners. Power surges from lightning can cause serious damage.
  • Use your battery-operated NOAA Weather Radio for updates from local officials.

Avoid the following:

  • Natural lightning rods such as a tall, isolated tree in an open area
  • Hilltops, open fields, the beach, or a boat on the water
  • Isolated sheds or other small structures in open areas
  • Anything metal—tractors, farm equipment, motorcycles, golf carts, golf clubs, and bicyclesIn a forest:  Seek shelter in a low area under a thick growth of small trees.

During a Thunderstorm if you are:

  • On open water: Get to land and find shelter immediately.
  • Anywhere you feel your hair stand on end (which indicates that lightning is about to strike) squat low to the ground on the balls of your feet.  Place your hands over your ears and your head between your knees.  Make yourself the smallest target possible and minimize your contact to the ground.  DO NOT lie flat on the ground.
  • In an open area:  Go to a low place such as a ravine or valley.  Be alert for flash floods.

Home fires can happen at any time. You never know what can cause it, but here is a list of the 10 most common causes of house fires!

Cooking equipment:

Lets be honest here, we have all walked away from the stove at one point or another without double checking everything was ok. Pots and pans can over heat quickly and can cause a fire very easily when they are left unattended! Always make sure you are in the room or have someone watch over it for you!

Heating:

Space heaters are need exactly what they say, SPACE! Always keep portable heaters at least one meter away from anything that can catch fire (furniture, curtains, clothing, even yourself!) Always be sure to do regular inspections on your heating equipment (fire places, central air, furnace) to make sure it is working safely.

Smoking in the house:

We aren’t saying you can’t do it, but we do suggest going outside to do it. A cigarette that is not properly put out can cause a flame, as the butt may stay lit for a few hours! If they encounter any flammable material, such as furniture or curtains, it can cause a fire. Did you know that fires started in the bedroom make up 73% of all house fire fatalities?

Electrical Equipment:

electrical appliances, such as toasters or hair straighteners, can cause a fire if faulty or left unattended. If a power point is overloaded it can also cause a fire from an overuse of electricity. An extension cord can also be a fire hazard if not used appropriately. Always double check the appliances and power sources in your home.

Candles:

We are sure many would expect this to be higher up on the list, but they are still a huge cause for being such a small item. Keep candles away from any flammable material such ass books and tissue boxes. Always blow out a candle before leaving a room! Never leave them unattended!

Curious Children:

Yes, our little angels are a cause for concern when it comes to causing a fire. Children are curious about things and will cause a fire but just trying to see what happens when they burn an object! Keep all lighters and matches out of reach of children to avoid any curiosity turned disaster. Install a smoke alarm in your child’s room and practice an escape plan with your children and family incase of a fire.

Faulty wiring:

Improper wiring is an electrical hazard and a huge cause for concern! Signs of bad wiring can include 1) Lights dim when using another appliance; 2) having to disconnect another appliance to use a different appliance; 3) blown fuses or tripped circuits frequently. Have a licensed electrician come out and inspect your house or contact your landlord if you have any of the above occurrences!

Barbeques:

barbeques are great for an outdoor meal, but should always be used away from the home, tablecloths or any plants and tree branches. Regularly maintain your barbeque station and clean with soapy water! Check the propane bottle for any leaks before every use!

Flammable liquids:

If a bottle on a product says FLAMMABLE keep it away from all heat sources! Be sure to check the label carefully and always use caution when pouring the liquids!

Lighting:

Lamp shades and light fittings can build up heat if they are close to the light globes. Check around the house to make sure they are not getting too hot! Lamp bases also become a hazard if they are easily knocked over. Make sure lights are insulated properly from wood paneling or ceiling timbers.

Mold is never any fun. The smell, the health issues that can arise, the structural home issues, no one wants to deal with it. Unfortunately, cleaning mold with soap and water and bleach does not remove the mold only masks it! What exactly is mold though? What causes it? And why is it so dangerous? Is there anyway to prevent it? Lets answer these questions shall we?

What is mold?

A mold is a type of fungus: a plant-like organism that does not use photosynthesis to produce food, but instead obtains it directly from its surroundings. Molds can display themselves in a variety of colors, such as the familiar green covering often seen on bread or fruit.

These fungi can grow on a variety of materials, including soil, decaying plant parts, food, fabrics, and damp walls. They reproduce by releasing huge numbers of tiny spores, which are very tough, and can withstand drying and freezing.

Cause

Moisture is the key factor in mold growth. Millions of mold spores are always in the air. They sometimes attach themselves to a surface and form a colony if environmental conditions are right. The colony is commonly known as mold. Unventilated areas of a house with moisture and stale air are breeding grounds for mold. Mold can form in cold temperatures, which is why it can be found in refrigerators. But it prefers temperatures between 40 to 100 degrees.

Health Concerns

Mold fumes are harmful to breathe and exposure can cause allergies and asthma. That is especially true for people susceptible to those ailments. Mold produces organisms called mycotoxins which can also cause irritation of the eyes, skin, nose throat and lungs. The symptoms can be immediate or appear later. The EPA reports that symptoms beyond these are not likely. Research is ongoing to determine if mold exposure causes other health problems.

Property Value

While mold may not always totally destroy a home's value, it can affect it. A house with a mold problem will probably not sell as quickly or for as much as one without mold. Some real estate agents have said mold could cause a 10-percent drop in the price of a house, according to the Wall Street Journal. Since mold can be removed, it's best to get rid of it before putting the house up for sale.

Preventing Mold

There is no way to prevent the amount of mold spores in the house. But it is possible to control the amount of moisture and lessen the chance of the spores forming colonies. Often times, we receive calls requesting information about how our team goes about the mold remediation process. Unfortunately, the answer is not the same for everyone. The mold remediation process depends on the amount of mold growth and types of surfaces on which the mold appears. As you can imagine, this can vary greatly from one home or business to the next.

What is the Process?

In almost every scenario, your property will have to be carefully inspected for signs of mold using technology designed to detect mold and hidden water sources. Mold feeds on cellulose and water - most often, these are hidden from plain view.

Before any remediation process occurs, various containment procedures will be placed to prevent the spread of mold and isolate the contaminated area. Such containment procedures include physical barriers (i.e. plastic) and use of negative air pressure to keep the mold spores from spreading during the cleanup process. Specialized filtration equipment captures microscopic mold spores out of the air. We utilize powerful air scrubbers and HEPA vacuums to prevent the spread of these mold spores while the mold remediation is in progress. 

In some cases, we may recommend cleaning the material with an antifungal and antimicrobial treatment. Antifungal and antimicrobial treatments will be used to eliminate mold colonies and help prevent new colonies from forming. Unfortunately, not all scenarios allow for simply treating and wiping down. Removing and disposing of mold-infested drywall and flooring may be necessary to remediate heavy mold growth. Following this, the areas must be properly treated. Simply removing and replacing the affected materials does not fix the mold problem.

In many instances, in order to properly treat your your home or business, we will clean your furniture, decorative items, curtains, and other restorable items affected by mold. A variety of cleaning techniques will be used to clean and sanitize your belongings. We may also utilize specialty equipment to deodorize lingering odors associated with mold or mildew.

At SERVPRO of Northeast Collin County/Greenville, we want to remind everyone to take simple steps to protect their homes and family from the danger of household hazards and heating equipment. Practicing the best fire safety is how you can be most prepared for unexpected disaster in the winter.

Here are some fire safety tips to prevent most heating related fires from happening:

  • Keep anything that can burn at least three feet away from heating equipment, like the furnace, fireplace, wood stove, or portable space heater.
  • Have your chimneys and vents checked. Fireplaces produce creosote which can ignite. If you light fires frequently, you need a chimney sweep service once a year. When you burn wood, make sure it's dry and seasoned so that it produces more flame and less smoke.
  • Make sure the fireplace has a sturdy screen to stop sparks from flying into the room. Ashes should be cool before putting them in a metal container. Keep the container a safe distance away from your home.
  • Test smoke alarms. Make sure batteries are fresh. Place smoke alarms in the kitchen, laundry room and in bedrooms.
  • Beware of lit candles. Candles can set the mood for relaxation, and that's how they get forgotten or knocked over by kids or pets. Light candles only when you're around to watch them and blow them out when you're ready to leave the room.
  • Beware of space heaters. The name should give you a clue, space heaters need space. Like fireplaces, people and pets should not be allowed to sit any closer than three feet.
  • Don't put space heaters near curtains, tablecloths or other fluttering fabrics. Make sure the space heaters you buy have automatic shut-offs before reaching dangerous temperatures.

SERVPRO makes sure all its employees, from office to field technicians, are trained to understand what to expect and how to handle all situations when it comes to fire, water, and mold remediation jobs. SERVPRO sends its employees to multiple training courses to get IICRC certified right away! We require that all employees complete this certification as well as training courses through SERVPRO.

These training courses through SERVPRO are broken up into 4 manuals: fire, water, carpet and upholstery, and crew training. Each course goes deep into detail of what SERVPRO requires of its employees and the high standard at which things need to be done. Employees must complete these training courses before they can become certified and participate in the work that SERVPRO does.

There are a few different types of IICRC certifications that we require our employees have like the WRT certification which covers solely water-based restoration jobs. There is the FSRT certification that covers fire restoration, the ASD (applied structural drying), as well as many other types of IICRC certifications. Saving Yourself from Freezing Pipes

Freezing pipes in the winter are a common thing here in North East Collin County, but your friends at SERVPRO are here to give you some tips and tricks on how to try and keep them from freezing and bursting!

  • Insulate pipes, especially those close to outside walls, attics or crawl spaces where the chance of freezing is greatest
  • Seal air leaks surrounding or near pipes
  • Keep garage doors closed if there are water supply lines in the garage
  • Disconnect all outdoor hoses and turn off water to exterior faucets and sprinkler systems
  • Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing
  • Keep heat at 55 degrees F. or higher even when you are out of town
  • During a cold spell turn on both hot and cold faucets near outside walls to allow a small trickle of water to run during the night
  • If you need to be away from home, leave the heat on and drain your water system before you go
  • Identify the locations of shutoff valves so that you are prepared to stop the flow of water as soon as possible when a pipe bursts

What are the Warning Signs?

Usually the time period near the end of the manufacturer’s warranty is when most water heaters experience problems with leaks or a sudden burst of the tank, this is usually around 12 years after date of purchase. Unfortunately, the average age of all installed water heaters is 13 years old (crazy we know)! Leaking supply lines are another telling sign of potential failure (watch for those water drips). LISTEN FOR NOISES- other then the normal hiss's your water heater should NOT make knocking noises. If it is that could mean its getting close to leaking! Beat it to the punch and get it checked!!!

Schedule a water heater inspection every two years, then annually after the warranty expires. Everyone needs to have an emergency kit handy, on top of an emergency plan, in case of a disaster that leaves you without food, water, and basic necessities for a few days. Every emergency kit should have enough supplies to last AT LEAST 72 hours! Here’s what you’ll need:

  • Non-perishable food
  • Manual can opener
  • Water (1 gallon per person per day)
  • Battery or hand crank radio
  • Flashlights
  • Extra batteries
  • Wrench or pliers
  • Gloves (work or garden)
  • Medications
  • First aid kit
  • Whistle
  • Dust masks
  • Local maps
  • Battery/solar phone charger
  • Personal toiletry items (TP is a must!)
  • Pet supplies if applicable
  • Blankets

When creating your emergency kit, keep in mind the number of people the kit will be for as that will change the amount of items needed in that kit. For example: each person should have a gallon of water a day, so if you have 5 people that means you would need 15 gallons of water for 3 days! For food each person needs enough food to last 3 days. That could be 15 cans of soup, 9 granola bars, and 21 tablespoons of peanut butter per person (hint: make sure its food your family will actually eat so it doesn’t go to waste)!

An overflowed toilet is never convenient and can actually be dangerous if not properly handled! So what steps should you take to make sure you've gotten complete control over a stinky situation? SERVPRO is here to help answer that question.

  • STEP 1: Shut off the water

Now this step does not require you to shut off water to your whole house. There is actually a spot behind the toilet near the base that you can do this from. It may not seem like an appealing idea to get close to the overflowing toilet water, but it is necessary to keep damage from spreading even further.

  • STEP 2: Mop up what you can

Mopping up as much of the water as you can is a key step to making sure the damage does not spread even further into other areas. Letting a ton of water sit can cause major damage to the affected area!

  • STEP 3: Call the experts at SERVPRO

Now that all the water is mopped up do you just call it a day and move on? NO! Unfortunately, mopping up the water is not the last step in dealing with an overflown toilet. What a lot of people don't think about when a toilet overflows, is the fact that the water has most likely spread to areas unseen (example behind baseboards or even under the flooring)! Hurricane Harvey was the costliest tropical cyclone on record, inflicting nearly $200 billion (2017 USD) in damage, primarily from widespread flooding in the Houston metropolitan area

SERVPRO of Northeast Collin County/Greenville was activated for storm response after Hurricane Harvey hit in Houston, Texas along with hundreds of other SERVPRO franchises across the nation.

Hurricane Harvey was devastating for so many families, we were honored to help them with the restoration of their homes during this time. Although the water didn't reach the second level in this home you can see from the photo how high the water rose in this neighborhood. The family was without power for quite a while and a lot was lost due to the storm. Majority of the home was gutted due to the high water so this family will almost be starting over.

Various members of the community came together to help with debris removal in addition to handing out small meals and bottles of water.

It's heartbreaking to see this happen to so many families but for us it's a very humbling experience.
